We're asking for feedback on a planning proposal that seeks to change the zoning of the land at 268 Ewingsdale Road, Byron Bay.

The proposal is to change the zoning from RU2 Rural Landscape to:

  • E4 General Industrial
  • C2 Environmental Conservation
  • C3 Environmental Management.

The land is identified in the:

  • North Coast Regional Plan 2041 as an "Investigation Area – employment land"
  • Byron Shire Business and Industrial Lands Strategy (BILS) as "Area 6: Byron Bay West."

Policy Changes to the Local Environmental Plan 2014

The proposed rezoning will apply the E4 General Industrial zone to approximately 54% of the site (approximately 18.6 ha).

The balance areas, comprising approximately 46% of the site, are proposed to be retained and rehabilitated vegetation and will be zoned C2 Environmental Conservation and C3 Environmental Management. This will ensure their ongoing protection.

The following Local Environmental Plan 2014 maps will be amended as part of this planning proposal:

  • Land Zoning
  • Lot Size
  • Floor Space Ratio
  • Height of Buildings
  • Acid Sulfate Soils
  • Land Application

We are required to finalise this planning proposal by 22 July 2026.
